Eastern Quarter Regeneration Framework, High Wycombe, UK

Client: Buckinghamshire Council
Brief: Masterplan Framework to demonstrate the potential of transit-oriented development
Size: 12 hectares

Status: Masterplan Completed

Arup along with Gerald Eve LLP were commissioned by the Council to provide a Regeneration Plan for the Eastern Quarter of High Wycombe, identified as a key area for growth within the Council’s Regeneration Framework for Buckinghamshire.

This Plan aims to provide a clear vision and holistic objectives for change in the Eastern Quarter capitalising on the existing train station. The area includes several council owned assets - both freehold and leasehold - which provides a significant opportunity to transform this key area of the town. Given the Council’s ability to influence sites under their ownership, these are the sites that this Plan predominantly focuses on. The Plan provides a vision for the Eastern Quarter, underpinned by an illustrative regeneration framework identifying development opportunities, public realm and infrastructure improvements and interventions that will enable this area of the town to grow sustainably. The document also sets out a plan for delivery, providing an outline of recommended next steps to transform the vision into reality. The Plan aims to enable several outcomes; firstly, to assist the Council to build consensus around the vision and have informed conversations with landowners, investors, and other stakeholders; secondly, it provides a phased delivery plan to bring forward key sites and, ultimately, inform planning policy.
